Property Care Manager (PCM) — Turnover Team Player-Coach Lead

$25 / hour ~8–20 hrs/week 9 AM – 3 PM · check-out days Weekends required 1099 contractor Twin Lakes, WI · ~10 min radius

Turn a beautiful property into a 5-star stay — one turnover at a time.

We're EnglishPrairieBnB, a vacation rental in Twin Lakes, WI — and we're looking for a reliable, detail-obsessed Property Care Manager for our check-out turnover team and overall property operations. As you'll see on Airbnb and VRBO, we mostly have 5-star guest reviews — the standard in those reviews is exactly the standard this role protects.

You'll be right in the work — yes, including real hands-on cleaning. Alongside our deep-cleaning team, you'll own the layer of care that makes a rental feel flawless: the freshened decks, the perfectly staged rooms, the hot tub that's guest-ready, the little details a normal residential house cleaner never touches.

How you start is flexible. Depending on your experience and readiness, you might step right into the player-coach lead role — or begin as an individual contributor to learn our system and test the waters first. We'll figure out the best path together. Either way, the lead role means being in the work while setting the example and the pace for the crew.

Beyond turnover day, the right person grows into helping build and lead the wider team — overseeing our post-turnover "Enhancer" inspection crew, and partnering with (and pinch-hitting for) our pool lead so guests get a spotless, safe property every time.

We can teach the skills. We're hiring for the heart.

We'll train you on everything that's teachable — our processes, our apps, pool and hot tub chemistry, staging standards, aquatics safety, all of it. Here's what we can't train: genuinely caring, taking real pride in your work, and having a true hospitality mindset. We can't teach someone to be the kind of upbeat, likable person others naturally want to follow. Bring the heart and character — we'll handle the rest.

Why you'll like working here

  • The anchor role on the team. This position earns the majority of the team's hours — it's the steady, central role, not an occasional gig.
  • This home becomes your "baby." You'll know this property inside and out and take personal pride in it. That's exactly why we want someone local.
  • We train you. No pool, hot tub, or smart-home experience needed — guides, checklists, hands-on coaching, and your first shift worked side-by-side with the owner.
  • Zero out-of-pocket. All equipment and supplies are provided; purchases run through our Amazon and Walmart Business accounts. You never front the money. The only thing you bring is a capable smartphone.
  • Enjoy the amenities. Free use of the property — indoor pool, golf simulator, and more — when it's not booked.
  • Great tools. High-end, ultra-fast washers/dryers and a genuinely beautiful property.
  • Flexible & predictable. Advance notice of every shift, plus room for extra hours on non-check-out days if you want them.
  • True independence. As a contractor, you choose the turnovers that fit your life. Accept it, we count on you; doesn't fit, don't take it. The skills you learn here are yours to keep — free to use them for other hosts too.
  • Real ownership & room to grow. Trusted as the lead on the ground — setting the pace, coaching the crew, helping build the team.
  • Grow into "the host." Ever notice how often the host — or Mike by name — gets a shout-out in 5-star reviews? For an eager PCM, there's room to be entrusted with more, including guest messaging.
  • Build something bigger. For go-getters: the option to launch additional lines of business together with the owner.
A note on pace and standards — please read. This is a fast-paced, high-standards environment. The owner is demanding and sets a high bar — because our guests do too. We move quickly, we're direct, and we sweat the details. If you're energized by high standards and doing excellent work under a deadline, you'll love it here. Looking for a slow, low-accountability pace? This won't be the right fit — and that's okay.

Who this role is perfect for

  • A stay-at-home parent — the 9:00–3:00 window lines up neatly with school hours.
  • A real estate agent or someone from a property, hospitality, or service background — you already appreciate presentation and staging.
  • A semi-retired or between-careers go-getter who wants meaningful, active, part-time work close to home.
  • Someone who likes staying active — this is on-your-feet work, a nice fit if you'd rather be busy than bored.
  • A proud local who knows and loves Twin Lakes and wants to care for a standout property nearby.
  • An aspiring entrepreneur — there's room to build additional lines of business with the owner over time.

What this role is NOT

  • Not a full-time income. At $25/hour part-time, it won't replace a salaried job. The real rewards: flexible school-friendly hours, a beautiful place to work, meaningful ownership, genuine room to grow.
  • Not a desk job. Active, physical, hands-on work — indoors and out, in every kind of weather.
  • Not a punch-the-clock gig. We care about outcomes and a flawless guest experience, not just hours logged.
  • Not slow or low-pressure. See the note on pace above — we move fast and hold a high bar.

What you'll do

You'll run the turnover-day checklist that gets a home guest-ready — real hands-on cleaning indoors and out, plus a wide range of property-care tasks a typical house cleaner never touches. A sample (lead responsibilities you may take on right away or grow into are marked):

Lead, coach & build the team

  • Set the example and the pace as turnover lead — shoulder-to-shoulder with the crew
  • Manage and coach our post-turnover Guest Readiness Enhancers; act on their real-time feedback fast
  • Partner with our pool lead; become an expert in our aquatics maintenance and safety process
  • Help develop guides and standards; build the team and processes so the operation doesn't depend on any one person
  • Relentlessly pursue faster, cheaper, higher-quality — then turn it into a repeatable system

Pools, hot tubs & outdoor care

  • Assess hot tub and pool conditions and follow correct procedures
  • Specialized cleaning in the indoor pool / golf simulator room
  • Clean the grill; empty fire-pit ashes and restock firewood
  • Walk the yard, blow decks, clear cobwebs, salt sidewalks — in any weather

Laundry, linens & staging

  • Strip beds and run all laundry on-site in our high-end washers/dryers
  • Set out correct linens; stage the property to reference photos
  • Organize and inventory linens, dishes, cookware, and consumables

Supplies, inventory & systems

  • Design and maintain the organization/inventory systems — nothing runs out, everything has a place
  • Refill soaps, paper goods, and guest gifts; order and receive via our Amazon/Walmart Business accounts
  • Continuously improve the systems — make the better way the standard

Inspections & light maintenance

  • Check amenities, electronics, Wi-Fi, appliances, plumbing; test/change light bulbs and HVAC filters
  • Coordinate handymen for repairs beyond your scope; flag damage and wear

Communication & handoff

  • Use Slack and a few smartphone apps to keep the owner and team updated
  • Collaborate closely with the cleaning team; take property photos and mark the home "cleared" for arrival

How our quality system works: "Trust, but Verify"

After your turnover wraps at 3:00 p.m., our Guest Readiness Enhancers come in from 3:00–5:00 to verify the home, elevate the staging, and correct anything missed — a fresh, expert set of eyes right before the guest walks in. As PCM you'll coach the Enhancers and be on the receiving end of their immediate feedback. The right person welcomes this — no ego, you act on it fast, and you turn patterns into a tighter system. If being checked would rub you the wrong way, this isn't the role.

What we're looking for

  • Reliability above all — no-call/no-shows don't fit here, for anything. Communicate early.
  • Trustworthy and discreet — you'll have access to the home and often work alone. (The property may have security cameras.)
  • Weekend availability — Saturdays and Sundays are our busiest days; occasional holidays.
  • Genuinely flexible — cancellations and same-day bookings are common; you roll with a shifting schedule.
  • Strong attention to detail and a guest-first mindset.
  • Strong tech aptitude — non-negotiable. You'll live in our app stack (Slack, checklists, smart-home, AI tools) every day and coach others on them.
  • Highly responsive on Slack — messaging on, prompt replies, especially around turnover days.
  • Physically up for it — on-your-feet work and comfortable lifting up to 50 lbs (hello, 50-lb water-softener salt bags).
  • Any-weather outdoor work — below-zero cold, 100°+ heat, rain, snow. You dress for it and set the example.
  • Strong communication — not afraid to pick up the phone when you need guidance.
  • Resourceful and self-motivated — Google it, ask AI, watch a how-to, experiment until you crack it.
  • Leadership by example and a builder's instinct for better systems.
  • Welcomes "trust, but verify" — direct in-the-moment feedback without ego.
  • 18+, legally authorized to work in the U.S., comfortable with cleaning/pool chemicals per guidance, able to pass a background check.
  • Nice-to-haves (we'll train): crew leadership experience, pool/hot tub chemistry, smart-home experience.

Schedule at a glance

  • Core shifts 9:00 a.m.–3:00 p.m. on scheduled check-out days (Sundays and Mondays most common)
  • Reservation calendar shared in advance — but flexibility is essential
  • Weekend availability required; occasional holidays (rare)
  • Optional extra hours on non-check-out days (team-building, onboarding, pool coverage)

The opportunity & how hiring works

You'd be stepping into shoes held by our current PCM — someone who set a high bar and is becoming increasingly busy. Tough shoes to fill, which is why we're looking for someone special.

  1. Interview with the owner (Mike).
  2. On-site walkthrough of the property together.
  3. If it's a fit, we find the right starting point together — straight into the lead role, or individual contributor first.

A background check is part of the process. And reliability starts on day one: no-call/no-shows for interviews, meetings, or site visits are an automatic no.

Step 1 of 3

Apply for Property Care Manager.

Two minutes, straight to Mike — no portal, no black hole. You'll get a confirmation email immediately, and if it's a fit we'll set up an interview and an on-site walkthrough.
